This Phase will be the front door to Berryhill and the shop window for the wider Masterplan. The approach to the Phase will form part of the Core Infrastructure to be delivered by Albert Bartlett Properties, comprising a double avenue of planted trees. It will serve as a screen from the A73 but also an instant statement about the quality of the place.
The Core Infrastructure will include McCoy Avenue, linking the arrival experience to a pleasant and high-quality Village Green. The Village Green will be overlooked by a pub and a restaurant which together, will form the beating heart of the community.
The first residential properties will be arranged around McCoy Avenue, mostly to the south, completing the initial development phase alongside the commercial uses at Berryhill.
Two key business premises will overlook the central green and are likely to include a gelato/café aligned to a local heritage business, Capocci Man which is owned by Albert Bartlett. The other unit will be a pub/restaurant.
Mixed-use developments drive interest and activity and with it, value. The presence of a café in the early phase of development will provide a high-quality destination for people in surrounding areas and help drive up awareness of the development and therefore sales. This is the direct experience of the Team elsewhere in the UK when delivering new communities.
This site is unique, however, as it is Albert Bartlett’s objective to brand the café as a gelato shop under the local Capocci Man brand.
Established in 1926 and now owned by Albert Bartlett, this brand will have particular resonance for many in the region. The addition of a pub will provide additional value for the community and cement Berryhill as distinct from its competitor sites.
As a whole, the Village Commercial Centre encompasses the café and pub/restaurant highlighted above, alongside a nursery and up to 4 commercial shop units.
It is anticipated that the follow-on phases of development will start with the northern triangle, a quiet part of the village located discretely behind the ancient woodland which reinforces the exclusivity of this neighbourhood.
The neighbourhood will have access off the main road into the village (McCoy Avenue). A secondary access through the ancient woodland to the east will connect the neighbourhood to Phase 2. There will also be a network of footpaths in and around the ancient woodland that will link the neighbourhood directly to the Village Green in Phase 1A.
At the heart of this neighbourhood is an open space which is shaped to reflect the triangular character of the neighbourhood. This unique feature makes a striking centrepiece to the neighbourhood.
